Here is the concept: The first floor will be a concrete above ground garage, 16x40 with an outdoor kitchen up front, facing the Bay. The second floor would be an open area kitchen small bath and bedroom. The third floor a master bedroom, bath, and another bed room.

2012年8月1日 · The piers are 10" in diameter but tapered outward at the bottom to around 16" to 18" diameter. That's approx. 1.5 sq.ft. per pier or 54 sq. ft. for the entire house. If I had used a typical stem wall with center support on a 16" wide footing for my 24' x 48' house, the footage would be approx. 245 sq. ft. or more than 4 times the piers footage.

2016年3月21日 · As you know we are living in our 16x40 building while we build the CountryPlan house and we are totally off grid. The only 'on grid' thing we have is our $24 a month trash removal bill. We heat with a wood stove and a large blue flame propane heater.

2009年2月10日 · Germangirl, There is a bedroom on the first floor. We used the standard plan layout except we extended the length from 30 to 40 ft. The extra length is in the family room/living area. 2009年7月4日 · At 12' across a horizontal beam plate to plate would be another way to reinforce the tall wall. Notice the chart is only good to 25 psf snow load so be careful pushing the envelope. The heavier the axial load, the weight pushing down the length of the studs, the easier it is for a side wind load to buckle them.

2009年2月17日 · I've been thinking about either adding on a 16x40 addition to my existing cabin for fulltime living, or just starting completely over, buying new land and building a 20x40 1.5 story somewhere else. It's the 20' wide thing that's prompted my questions. I was hoping to build just 2 40' beams and put the joists between them.
