Do you have a product that will withstand extremely heavy traffic as well as heavy machinery such as hi-lows, floor jacks, etc? I want to do this once, so I want durability and longevity. I hear solvent-borne epoxy or 100% solids epoxy is the way to go?

Is the topcoat necessary? I've noticed most brands do not offer the topcoat.
